Port Washington House Sales - January 2009

According to the Listingbook database, 3 homes sold in Port during January at an average price of $683,000 (compared to 12 homes sold at an average price of $752,000 in December). (In Nassau County, the December 2008 average sale price of a home rose to about $525,000 compared to just under $500,000 in November.) Port sellers received an average of 87% of their original asking price (it was 90% in December). The average days on the market for homes sold in January was 118 days (158 days for those sold in December).

Because so few houses sold in January, it's difficult to comment on any trends. For what it's worth, Port homes seem to be coming down while Nassau County homes are slightly rising. Note that sellers in January received a lower percentage of their original asking price than in December, and the homes sold in January were on the market an average of 40 fewer days compared to 26 fewer in December. Maybe the price adjustments account for the fewer days on the market.
